Houses and garage doors in Felida
Felida is nearly all detached, owner-occupied houses, with fewer than one home in twenty either attached or rented, and half its homes and their garages were built from 1990 to 2009, the largest share in the 1990s.
The 1990s set the pattern. Felida Knolls and Miller Estates were recorded in 1997, Falcon Ridge in 1998 and the Ashley Heights phases from 1998 to 2001, followed by Felida View, Tiare Place, Messner Estates and Falcons Rest through 2007. Erickson Farms, Ashley Ridge, Herzog Farm and Felida Overlook carried the building into the 2010s and 2020.
A house from that first wave has often replaced its original opener once, and that second unit is now reaching the same age. The garages tend to be large two- or three-car attached bays on two-story or daylight ranch houses, so the job often involves a wide double door and the springs, cables and drums that lift it.
The garages in Felida
Felida garages from the 1990s and 2000s tend to be large attached bays, two or three cars wide, often closed by wide insulated steel doors, and the wider the door, the more its springs and cables matter.
On doors that size, spring sizing and balance decide how long the opener lasts. Many original openers from the Felida Knolls, Falcon Ridge and Ashley Heights years were replaced once already, and those replacements are now aging into the same gear and board failures. The 2010s farm-name plats, Erickson Farms and Herzog Farm among them, tend to have HOAs with design review over door color, panel style and window patterns.

Common repairs in Felida
Felida work follows the replacement cycle: cables and springs on wide doors and the second round of openers lead, with new doors for houses ready for a change.
A wide double door spreads its weight across two lift cables wound on drums at each end of the torsion shaft. When one cable frays at the bottom bracket, the door tilts as it rises; we replace both cables, inspect the drums and reset the door level before it runs again.

Questions from Felida homeowners
My Felida door already had its springs replaced once; what do you check before the next set?
Whether the last pair actually suits the door. We put a scale under the door with the springs unwound, measure the old springs (wire gauge, inside diameter, length, wind direction) and compare the two. On a wide insulated Felida door, an undersized pair leaves the opener doing part of the lifting, which shortens its life. Then both new springs go on together.
Should a Felida homeowner repair or replace an opener that is already the second one?
It depends on what failed and how old the unit is. A stripped gear or a worn photo eye on a mid-life opener is usually worth fixing. A logic board failure on an older unit, or a model with scarce parts, often points to replacement. We price both on the spot, and our opener guide lays out the trade-offs in more detail.
Do Felida subdivisions like Herzog Farm need design approval for a new garage door?
Usually, in the 2010s farm-name plats. Erickson Farms, Herzog Farm and similar Felida subdivisions tend to have HOAs with design review that can cover door color, panel style and window patterns. Repairs that keep the look, the springs, cables and opener, normally need no approval. For a new door, get the approved list first, and we will quote from it.
Is all of Felida in ZIP 98685, and how far west do you go?
Yes, Felida sits entirely in 98685, and we cover it out to the edge of the Vancouver Lake Lowlands. That includes the 1990s plats off NW 119th Street, the homes along NW 36th Avenue and newer subdivisions such as Felida Overlook. Neighboring Lake Shore and Salmon Creek are on the same routes, so a call from either side works the same way.
Why do wide Felida garage doors wear out lift cables at the bottom brackets?
Because that is where each cable takes the full lifting load and sits closest to wet concrete. On a wide double door, each cable carries about half the door on every trip, and moisture at the slab rusts the lowest strands first. A cable that has slipped off its drum makes the door tilt the same way. Look for broken wires near the bracket, and if you see them, keep the door closed and call us.
How does freezing rain affect a wide garage door in Felida?
The long bottom seal and the opener take the worst of it. Freezing rain can fasten the full width of a wide door's seal to the slab by morning, and an opener that tries to break it free can strip its gear or tear the rubber. If the door will not rise on an icy morning, stop the opener and let the seal thaw before trying again.
If a Felida spring breaks on a weekday morning, when can you be there?
Same day, in most cases, when we hear about it during business hours. Felida is reached straight off I-5 exits 5 and 7, and a picture showing the broken spring and how wide the door is lets us load the right pair. Leave the door shut and pull the opener's plug, because a wide door with a broken spring is far too heavy to raise by hand.
