Houses and garage doors in Lake Shore
Lake Shore homes and garages skew older than their neighbors: the median home dates to 1978, and about two in five were built in the 1970s, the biggest share of any decade. Most of it predates the 1990s wave that filled Felida next door.
Castle Grande was platted in 1973 with 40 lots, and the 1980s and 1990s filled in more houses around the older streets, with Ryans Run recorded in 1999. Infill after 2000 has come in small groups: Lakeview Estates in 2002, Songbird in 2007, Cayman Place in 2013, Urban Red Barn in 2016, Kingbird Terrace in 2020 and Hummingbird Court in 2023.
Almost every home is a detached single-family house, and close to nine in ten are owner occupied. The usual job is a 1960s or 1970s ranch or split-level with a two-car attached garage that has had at least one door or opener swap, and some still carry an original wood or hardboard door whose bottom section has gone soft.
The garages in Lake Shore
A two-car attached garage on a ranch or split-level tends to be the Lake Shore setup, a door of that age often still hangs from extension springs above the horizontal tracks, and its opener is often a later replacement.
Rusted track hardware is a regular find under the area's heavy tree cover, original wood or hardboard doors go soft in the bottom section, and an opener built before 1993 might lack photo eyes entirely. Newer infill, Lakeview Estates, Songbird, Urban Red Barn and Kingbird Terrace among it, adds small groups of two-car homes, some under an HOA.

Common repairs in Lake Shore
Lake Shore calls lean toward bringing 1970s garages up to date, starting with the springs and working through the cables, opener, track and the door's lowest section.
Extension springs stretch along both tracks and need safety cables, while a torsion setup puts the springs on a shaft above the door with a cable drum at each end. On a 1970s Lake Shore door with room above the header, we convert, size the torsion springs to the door and take out the old pulleys and springs.

A frayed cable on one side makes the door hang crooked. We replace cables and pulleys together, or retire both with a torsion conversion.

Lake Shore lies west of I-5 and is reached from the NE 78th Street exit (exit 4) or NE 99th Street (exit 5), heading west toward Vancouver Lake.
NW Lakeshore Avenue, NW 99th Street, NW 21st Avenue and NW Bacon Road reach most homes, and Lake Shore Elementary on NW 21st Avenue and Jason Lee Middle School on NW 9th Avenue make easy landmarks to give us. Tell us whether your house is in one of the newer infill groups, such as Urban Red Barn, or on an older street.
New to Lake Shore?
Vancouver Lake, on Lake Shore's western edge, froze solid in 1929, and about 500 people went out skating on it.
Census takers first drew Lake Shore as its own place in 1990, when it had 6,268 residents; it had 6,571 by 2010 and 7,056 by 2020.
The Vancouver Lake Sailing Club is on the lake's east shore, and Vancouver Lake Crew uses the lake as its main practice water.
Lake Shore belongs to the county's Three Creeks planning area with Hazel Dell, Felida, Salmon Creek and the fairgrounds, an idea that came out of the 2007 comprehensive plan.
The county neighborhood association that covers Lake Shore is called West Hazel Dell.
Questions from Lake Shore homeowners
Should the extension springs on a 1970s Lake Shore garage door be converted to torsion?
Often, yes, when the header has room for a shaft and the door is otherwise sound. A torsion setup lifts more evenly, keeps the springs on one shaft over the opening and does away with the long stretched springs beside the tracks. If the header is too low, the extension springs stay, get replaced in matched pairs and gain safety cables.
My Lake Shore garage got a newer door but kept the old track and springs; is that a problem?
It can be. When a 1970s Lake Shore garage got a newer door but kept older track, brackets or springs, those parts may not match the new door's weight or roller size, and mismatched springs can make a swapped door feel heavy or drift. We check the spring sizing against the door, look for rusted brackets and worn track, and replace whatever no longer fits.
Is an opener without photo eyes in a Lake Shore garage still safe to use?
Not by current standards. Federal rules have demanded entrapment protection on new openers starting January 1, 1993, and nearly every unit meets that with two photo eyes low on the jambs. Without them, a closing door has nothing to keep it from landing on a toddler or the dog. A Lake Shore garage that never had its opener replaced may still run a pre-1993 unit.
Do you cover both the 98665 and 98685 parts of Lake Shore?
Yes, all of Lake Shore, in both ZIP codes, from the streets around Lake Shore Elementary to the houses on NW Lakeshore Avenue near Vancouver Lake. Neighboring Felida and Hazel Dell are on the same routes. Send the cross street off NW 99th Street or NW 21st Avenue with a picture of the garage taken from the driveway, and say whether a newer door went up on old track.
What rusts the track hardware in older Lake Shore garages?
Damp, mostly, over many winters. Mature tree cover keeps roofs, driveways and garage floors wet longer through the rainy months, and steel brackets, lag screws and the lowest stretch of track sit closest to that moisture. We clean and treat light surface rust; brackets rusted thin or pulling loose from the wood get replaced before the track shifts. A gutter that keeps roof water off the slab helps too.
How does an ice storm treat the older openers in Lake Shore garages?
Roughly. NWS records show ice or freezing rain across the Vancouver area in 1996, 2008, 2017, 2021 and 2024, and an older opener has to fight a door frozen to the concrete, so its drive gear is often the first part to strip. In an outage, the red emergency release frees the door for lifting by hand, provided both springs are whole. A stripped opener is a sensible moment to upgrade.
If a Lake Shore spring snaps, how soon can someone come out?
In most cases we can come the day you call, if you reach us in business hours. Lake Shore is a short way west of I-5 exits 4 and 5, so a call from NW Lakeshore Avenue or the streets near NW 21st Avenue fits routes through Hazel Dell and Felida. Tell us whether the springs run along the tracks or across the header, or send a photo, so we load the right parts.
