Vancouver Heights garage doors: openers fitted, one-car springs and cables fixed

We repair garage doors across Vancouver Heights, Northwood and Northcrest in Vancouver, Washington, where 1950s and 1960s ranches sit beside one-car, detached and part-converted garages. Openers for those bays, springs for small doors and weather seals are the core of the work.

Houses and garage doors in Vancouver Heights

Vancouver Heights is the heart of the old McLoughlin Heights hill and one of the most uniform mid-century areas in the city: census survey estimates put about 71 percent of its homes in the 1950s and 1960s.

McLoughlin Heights started as one of six housing developments built for the WWII shipyard boom, when Kaiser's yard employed as many as 36,000 people by 1944, and the hill was later brought into the city. Northwood and Northcrest, on its north side, are mostly 1960s houses, and the city says Northcrest homes along the bluff overlook the creek and fields below.

Houses of the same decade did not get the same garages, though. Listings on these blocks show a 1950 ranch on St. Helens Avenue with a rear carport, a 1954 ranch on NE 91st Avenue whose attached one-car garage was partly converted, a 1954 house on North Lieser Road with a single detached garage, and a 1952 ranch with a detached two-car garage.

The garages in Vancouver Heights

A one-car door on a 1950s garage is narrow and fairly light, so its springs are small; before we hang an opener in a bay that old, we measure the space above the door, because the rail and trolley need clearance.

Partial conversions are their own case. When part of the bay becomes a room or storage and the door still has to open, its bottom seal and side strips start doing the work of a wall, and any gap at the floor lets in rain and cold. Detached garages add another wrinkle: an opener out back needs a ceiling receptacle, and that line-voltage wiring belongs to an electrician.

Common repairs in Vancouver Heights

Vancouver Heights calls follow the garage more than the decade: openers for detached and one-car bays, springs on small doors, security for garages out of sight, and seals or new doors for converted spaces.

Opener installation in Vancouver Heights

Listings here show single and two-car detached garages behind 1950s ranches. We hang a cord-and-plug opener on an existing ceiling receptacle and connect the wall control and safety eyes ourselves; where the garage has no outlet, an electrician installs that outlet first, under a City of Vancouver electrical permit.

Spring replacement in Vancouver Heights

A one-car door lifts on modest springs, but a spring that has carried a door for decades still lets go with a bang. We identify whether the door runs on torsion or extension springs, size the replacement to the door, and inspect the cables and bottom brackets that shared the load.

Weather seal replacement in Vancouver Heights

In a partly converted garage like the NE 91st Avenue example, the door still opens but now closes off finished or storage space. A new bottom seal fitted to the slab and fresh perimeter strips at the jambs keep rain and drafts out of that room.

Lock repair and security in Vancouver Heights

A detached garage behind the house sits out of view, and an older door there may have a worn handle lock or none at all. We fit a side lock or slide bolt, add a keypad on the jamb, and clear old remote codes from the opener when a house changes hands.

New garage door installation in Vancouver Heights

When the door on a 1950s garage has rotted or rusted past saving, we measure the opening carefully, since openings framed in that decade are not always a stock size, and order a door built to fit it rather than reframing the garage around a new one.

Reaching Vancouver Heights

SR 14 exit 4 at Lieser Road and SE 88th Avenue brings us up the hill from the south, I-205 exit 28 feeds Mill Plain Boulevard from the east, and from I-5 we follow Mill Plain straight across.

Mill Plain, MacArthur Boulevard and Andresen Road carry us around the neighborhood. The side streets we use most are North and South Lieser Road, Garrison Road, Morrison Road, Devine Road and NE 87th and NE 97th Avenues. If your Northcrest driveway is steep, or the garage sits well back from the street, mention it when you book so we can park and stage parts safely.

New to Vancouver Heights?

The city counts more than 1,600 residences, 45 businesses, public facilities and open space in Vancouver Heights, which was voted Neighborhood of the 150th in 2007, the city's 150th anniversary year.

The Heights District plan covers about 205 acres around the 63-acre former Tower Mall site on Mill Plain Boulevard between MacArthur Boulevard and Andresen Road, and the mall came down in late 2021.

Mount Hood, Mount Rainier and Mount Whitney avenues give the neighborhood its run of mountain street names.

Northcrest's north edge is light manufacturing and agricultural open space, according to the city.

McLoughlin Middle School, George C. Marshall Elementary, Lieser Crest Park, David Douglas Park and Park Hill Cemetery all fall within this group of neighborhoods.

Questions from Vancouver Heights homeowners

Do you cover Northwood and Northcrest as well as Vancouver Heights itself?

Yes, all three associations are on our map, across ZIPs 98664 and 98661. That covers the ranch blocks around Lieser Road and the mountain-named avenues, the 1960s streets of Northwood, and the Northcrest homes along the bluff at the north edge. Give us the nearest cross street, and say whether the garage is attached, detached out back, or partly converted.

If my garage door quits in Vancouver Heights, can you come out today?

Usually, yes: a call that reaches us while we are open gets a same-day visit in most cases. Vancouver Heights sits between SR 14 and Mill Plain with I-205 just east, so we reach it from whichever job we are on without crossing the river. If a spring broke with the door shut, leave it shut, and if the car is stuck behind it, say so on the phone.

Will an opener work on the detached garage behind my Vancouver Heights ranch?

Yes, provided the garage has power or can get it. A cord-and-plug opener hangs on an existing ceiling receptacle, and we run the low-voltage button and photo eye wiring. If there is no outlet, an electrician adds one first, and inside Vancouver the city issues that electrical permit. A keypad on the outside jamb saves carrying a remote across the yard.

What kind of springs does a one-car garage door in Vancouver Heights use?

Either one torsion spring wound around a bar over the opening, or two extension springs, one stretched next to each track. Older, lighter doors often use the extension type, and each of those needs a safety cable through it. A narrow torsion door may carry just one spring. We size any replacement to the door itself, because a spring that is too strong or too weak wrecks the balance.

Does converting part of a Vancouver Heights garage into living space need a permit?

Yes. The City of Vancouver requires a residential building permit to convert garage space into living space. A garage turned into an accessory dwelling unit needs a building permit too, and the city's ADU rules call for a finished ceiling at least 6 feet 8 inches high and legal egress windows in converted space. Ask the permit center how it wants the old door opening handled.

Can a partly converted one-car garage in Vancouver Heights keep a working door?

Yes, and keeping it lets the remaining bay hold bikes, tools or a small car. The door then seals a room, so the bottom seal gets replaced and trimmed to the slab, hardened side and header strips come out, and the door is adjusted to close evenly. If the opener rail now crosses finished ceiling, we can relocate or replace it.

Is there enough headroom for a garage door opener in an older Vancouver Heights garage?

Usually, but we measure before promising. A ceiling opener needs room for its rail and trolley between the open door's highest point and the ceiling. Where that space is short, a jackshaft opener bolted beside the door, driving the torsion bar directly, is an option, though it needs a torsion spring setup and a side wall with room for the motor.
