Houses and garage doors in Harney Heights
Harney Heights is wartime housing that stayed, mostly 1942 houses east of Central Park and south of Fourth Plain Village, with shops along Mill Plain Boulevard. The 2020 Census counted 1,383 residents in 605 housing units inside the association boundary, all in ZIP 98661.
The city describes tidy older homes, many built to house Kaiser shipyard workers, along with apartments, condominiums and community businesses. County assessor records list 366 of the 576 house parcels as built in 1942 and class 492 as ranch houses, and a 1942 bungalow of 696 square feet on Brandt Road was listed with a separate one-car garage.
Later layers sit between the wartime blocks. St. Helens Terrace was platted in two units in 1960 and 1961, and the assessor dates 135 parcels to that decade. Census estimates put about 22 percent of units in the 1970s, 14 percent in duplexes and 19 percent in apartment blocks of five or more units, and condominiums followed with Three Peaks in 1996 and Madrona Lane in 1999.
The garages in Harney Heights
The Harney Heights garage we expect is a small one-car building like the Brandt Road listing's, with a narrow single door lighter than any double on a tract house, and that light weight sets everything about its springs.
Light, older doors like these often lift on a pair of extension springs that stretch out above the tracks as the door closes, and each one needs a containment cable threaded through its center. Where a garage went up after the house, the header, jambs and slab may sit a little out of square, and on a duplex the two doors can differ in age, make and spring system.

Common repairs in Harney Heights
These five services follow from the Harney Heights housing: light single doors, garages added onto 1940s houses, worn running gear and doors shared in condominiums and duplexes.
A single door on a one-car garage needs light springs, and a pair sized for a heavier door makes it creep upward instead of holding still at half height. We weigh the door, choose replacements for that weight, and where the door uses extension springs, a safety cable goes through each new one.

When the rot stops at one section and a matching section exists, we replace just that one; when it has spread through several, we size a light new door to the opening.

New to Harney Heights?
The Clark County Historical Museum says Harney Heights opened in early 1943 as wartime housing for up to 2,000 people.
In 1949 the city opposed replatting Harney Heights as permanent public housing; a year later the federal Public Housing Authority, through the Vancouver Housing Authority, began selling the demountable homes to returning veterans and former residents, who had 60 days to move them.
The Harney Heights plat was recorded on December 20, 1948, and its replat on December 2, 1950, while the smaller Beverly Heights plat dates to 1939.
The neighborhood's 2001 action plan credits its mix of R-18, R1-5 and R-22 zoning with a higher than usual density of households, and says the memory of the shipyards gives residents a sense of cohesion and pride.
St. Helens Park is the neighborhood park on the city's list, Martin Luther King Elementary stands at 4801 Idaho Street, and Community AME Zion Church is at 3605 East 13th Street.
Questions from Harney Heights homeowners
Do you cover the condominiums and apartment houses in Harney Heights?
Yes, along with every house in the neighborhood, all of it in ZIP 98661. That takes in condominiums such as Three Peaks and Madrona Lane, the duplexes and apartment buildings, the St. Helens Terrace ranches and the 1942 houses on streets like Brandt Road. For a shared building, name the person who approves repairs; for a duplex, which of the two doors is yours.
How soon can you reach a stuck garage door in Harney Heights?
Same day in most cases, if your call reaches us in posted hours. Harney Heights sits on Mill Plain Boulevard between the two freeways, a short run across central Vancouver. Text a picture of the door and the springs over it, and tell us if the garage is part of the house or a separate building out back, so we pull into the right driveway.
Can you fix the single door on a detached one-car garage behind a Harney Heights house?
Yes, and on a door that light the spring sizing has to be exact. Too strong a pair makes the door drift up on its own; too weak and the opener strains to lift it. We check the springs, both lift cables, the hinges and any soft wood along the bottom, then replace the worn parts with ones sized for that one door.
Why do the extension springs on older Harney Heights garage doors need safety cables?
Because a stretched extension spring stores a lot of energy, and a cable run through the middle of the coil holds the pieces if it snaps. That cable is anchored front and back, independent of the spring. An older door may have gone up without them or lost them in a past repair, so we check each side and add any that are missing.
Does a Harney Heights condominium board need to approve garage door work?
If the doors are common property or the association's rules govern their look, yes. A condominium's declaration and rules settle who pays for the door and how a replacement must look, so the board or manager signs off first. We can send photos, the maker's model and color names and a written scope, and our HOA approval guide covers the steps.
Can an opener go into a detached Harney Heights garage that has no outlet?
Yes, once an electrician has brought power to the ceiling. A new receptacle or circuit counts as line-voltage work, which belongs to an electrician working under an electrical permit. After that, we hang the opener and its rail, set the photo eyes low on both door jambs, wire the wall button and keypad, and test the auto-reverse.
Why does an old wooden garage door in Harney Heights rot at the bottom first?
Because the bottom section stays wet longest, from rain splash and from the slab beneath it. Pearson Field logs about 163 days a year with measurable precipitation, and wood resists decay only while its moisture stays below about 20 percent. Keeping the lowest edge painted, a sound bottom seal and a clear drain path away from the door slow the rot down.
