Local garage door repair

Riveridge's 1970s two-car garage doors, rebalanced with new springs and cables

Riveridge, in Vancouver, Washington, is about 500 houses built mostly from 1974 to 1979, and we repair their garage doors with springs and lift cables first, because doors hung within the same few years tend to come due for the same work together.

Houses and garage doors in Riveridge

Riveridge is a neighborhood of 1970s ranch and split-level houses, about 500 homes by its 2013 draft action plan, east of I-205 between SE McGillivray Boulevard, SE Riveridge Drive and SE 19th Street, and SE Talton Avenue.

County assessor records show how compressed the building years were. Of 500 house parcels, 391 date to the 1970s and 344 to the stretch from 1974 to 1979, on eight Woodside Hills plats recorded from 1973 to 1977 and the two Columbia Meadows plats of 1976 and 1978. Older Cascade Park unit plats from 1968 to 1972 fill the west side.

That shared start date sets the repair pattern. A spring rated near 10,000 open-and-close cycles will seldom carry a busy door through five decades, so a door running since the 1970s has had its springs changed, perhaps more than once, while the shaft, drums, bearings and cable ends above it may never have been touched. We check that whole lift system, not only the broken coil.

The garages in Riveridge

Listings show the attached two-car garage that goes with these houses: a 1978 home on SE 18th Circle came with two attached garage spaces and recorded covenants, and a 1976 home on SE 131st Avenue had two garage spaces.

The assessor classes 312 of the 500 house parcels as ranches, 79 as split-level or bi-level and 78 as two-story. Under the canopy, leaf and needle litter collects in the tracks and on the bottom seal, and a lift cable that has hung beside a damp slab for years frays first at the bottom bracket.

Common repairs in Riveridge

Riveridge calls come from houses of one age: springs on doors that have run for decades, cables and drums as old as the shaft, worn rollers, and replacement doors where covenants or the street set the look.

Spring replacement in Riveridge

A Riveridge door from the mid 1970s has long outlasted its original springs, and an earlier replacement may not have matched the door's real weight. We measure the door and both old springs, look for a mismatched pair left by a past repair, and wind a new matched pair to the door's present weight, added insulation or replacement sections included.

Cable replacement in Riveridge

Lift cables wrap the same two drums on every trip, and on a shaft from the 1970s those drums may be original. When a cable frays near its bottom bracket or the door rises unevenly, we fit two new cables, replace any drum with a worn or chipped groove, and tension both sides alike so the door closes square to the slab.

Roller and hinge replacement in Riveridge

Rollers that have turned since the Woodside Hills plats were new may have dry, pitted bearings, and canopy grit finishes them off. We replace the full set with sealed rollers on the right stem length and swap hinges cracked at the knuckle, and the door runs quieter with less drag on the springs and the opener.

Panel replacement in Riveridge

Where a lot carries recorded covenants, as the 1978 SE 18th Circle listing did, a new section or door has to suit the house and the street. We read the maker's label and panel pattern, source a section in that pattern while the maker still sells one, and price a whole new door once it does not.

Tune-up in Riveridge

With about 500 houses of nearly the same age, a yearly look finds worn parts while the door still runs. We release the opener and see whether the door holds at half height, gauge spring wear, inspect the cables at the drums and bottom brackets, lubricate hinges and rollers, and confirm that the photo eyes send a closing door back up.

Reaching Riveridge

Interstate 205 forms the west edge of Riveridge, so we leave it at exit 28 for Mill Plain Boulevard and SE Chkalov Drive or at exit 27 for SR 14. McGillivray and Riveridge Drive then carry us along the north and south sides.

Inside, SE 120th through SE 131st Avenues, SE 15th Street and the SE 16th, 17th and 18th Circles reach most houses. The plan notes that McGillivray doubles as a way around the Mill Plain signals and carries traffic from Riverview Elementary, Wy'East Middle and Mountain View High, so we keep visits clear of school start and release times when we can.

New to Riveridge?

The association's 2013 draft plan describes Riveridge as all residential, with heavy homeownership, some rentals, a variety of 1970s home styles, mature landscaping and a heavy tree canopy.

The city's 2011 tree canopy study put Riveridge at 26 percent cover, and the neighborhood's plan set a goal of 28 percent.

Each June the association holds an ivy pull, and its website keeps a Witness Trees page and a link to the city's McGillivray Safety and Mobility Project.

The plan counts Biddlewood Park as part of Riveridge, and the parks department noted the steep slopes and path system around its play area.

The plan named SE 121st and SE 125th Avenues, SE 19th Street at Talton and SE 15th Street as entrances for traffic calming, along with the long run of Riveridge Drive.

Questions from Riveridge homeowners

Is a house marketed as Wildwood still part of your Riveridge coverage?

Yes, if it sits north of SE Riveridge Drive and SE 19th Street, and we serve both neighborhoods anyway. A 1976 house on SE 131st Avenue in Riveridge was listed under the Wildwood name, which is why we go by the street address. All of Riveridge is ZIP 98683, from McGillivray to Riveridge Drive and from I-205 to Talton, so the street address settles it.

When a Riveridge spring breaks, how quickly can you get there?

In most cases we come the same day when your call reaches us in business hours. Riveridge sits right against I-205, between exits 27 and 28, so it fits into an east side route from almost any direction. Before we get there, keep the door shut and disconnect power to the opener, since the spring that survived and both cables still carry tension.

Which parts of a mid-1970s Riveridge two-car door should be checked along with a new spring?

The drums, cables, bearings and rollers, because they are often as old as the house. When we replace springs on a door built between 1974 and 1979, we also look for grooved drums, frayed strands at the lower cable loops, a wobbling center bearing and rollers with dry bearings, then quote anything worn alongside the spring so one visit covers it.

Why do neighbors on one Riveridge street often need springs around the same time?

Because their doors went in during the same short building spell and do similar work every day. Standard springs carry ratings around 10,000 cycles, so doors installed together and used about as often tend to wear out on a similar schedule. If a neighbor just had a spring break, check your own springs for a split coil, and keep clear of the door if you find one.

Can recorded covenants decide what replacement garage door goes on a Riveridge house?

They can, so read your title documents before choosing a door. A 1978 Riveridge house on SE 18th Circle was listed with recorded covenants, and covenants of that kind can govern door style or color. Permits are a separate matter for the City of Vancouver: resizing the opening takes one, and our permits guide explains the same-size question.

Should a 1970s Riveridge door with a rusted bottom section be repaired or replaced?

Repaired, in many cases, when the rust sits on the surface and the sections are sound. We check whether the bottom rail and the lowest section have rusted through, whether the hinges still hold their screws, and how the springs and cables look. A door with solid sections earns new springs, rollers and a seal, while one rusted through along the bottom is usually better replaced, matched to any covenants on the lot.

How should a Riveridge garage door be readied for freezing rain under the trees?

Clear the litter first, then keep the seal free. Leaves and needles from the canopy pack into the track channels and against the bottom seal, and freezing rain turns that mat into a bond between the door and the slab. Sweep the threshold before a cold night, and if the door is stuck down, cut power to the opener and phone us instead of forcing it, which can bend the top section.
