Houses and garage doors in Lincoln

Lincoln sits north of Carter Park, mostly west of Main Street, and its houses run younger than the bungalow blocks to the south and east. By census estimates about 17 percent of homes predate 1940 and roughly a third went up in the 1940s.

Those 1940s houses share the streets with 1950s to 1970s infill and small apartment buildings, yet about 69 percent of all units are still detached houses and about 59 percent of homes are owner-occupied. The 2020 census counted about 3,570 residents and 1,579 homes within the association lines.

On a one-car door of that age, the spring, a frame that has shifted over the decades and an opener added later all work as one system. We square and balance the whole door before we replace any single part, because a new spring on a binding door wears out early and a new opener on a heavy one strains from the first day.

The garages in Lincoln

Single doors are what we plan for in Lincoln: a 1936 bungalow on NW 40th Street lists a one-car garage, and on old frames like it we expect wood sections gone soft at the bottom and openers bolted onto doors never meant for one.

On doors like these the spring setup decides the repair: two extension springs along the tracks, or a torsion spring on a shaft above the opening where headroom allows. Before we price either, we test the balance by hand with the opener released and look at how the jambs and header have aged.

What wears out in Lincoln

  • older wood doors and rot
  • freezing rain and ice storms

Common repairs in Lincoln

These calls fit the one-car garages behind Lincoln's 1940s houses, starting with the conversion that retires a pair of extension springs.

Extension to torsion spring conversion in Lincoln

A single door on extension springs has two springs stretching and relaxing beside the tracks on every trip. Where there is room above the opening, we move the door to a torsion spring on a shaft with cable drums, which keeps the stored energy in one wound coil across the header and lets us fine-tune the balance a quarter turn at a time.

Spring replacement in Lincoln

If the door stays on extension springs, we replace them as a pair rated for its weight, look over the pulleys and the cables that run across them, and make sure a containment cable threads each spring before the door goes back to work. Rusted S-hooks, eyebolts and clips at the spring ends get replaced too, since a new spring hung from a corroded fitting simply fails at the fitting.

Track repair in Lincoln

On a garage that has settled for decades, the vertical tracks can lean out of plumb as the jambs move, and the rollers bind or rub. We reset the track brackets into sound framing, plumb both sides and line the horizontal tracks up to match.

Roller and hinge replacement in Lincoln

Bare steel rollers with dry or worn bearings grind on every trip and chew at the track. We swap them for sealed nylon rollers, which run quieter, and replace cracked hinges so the sections fold over the curve without catching. On a wood door we also check that the hinge screws still bite in the stiles and through-bolt any that have stripped.

New garage door installation in Lincoln

When an old detached garage has shifted so far that the door never sits square, a new door only pays off once the opening is true. We measure the opening as it stands, say plainly whether the frame needs carpentry first, and order a door sized to fit what is there.

Reaching Lincoln

Lincoln is easy to reach from either direction on I-5, by the Fourth Plain exit (1D), the 39th Street and SR 500 exit (2), or exit 3 for NE Highway 99 and Main Street.

From the east side of the city we usually ride SR 500 to the 39th Street interchange and drop straight onto Main. Inside the neighborhood we travel Main Street, Kauffman and Lincoln avenues, Columbia Street and the 39th Street pair. For a garage off an alley, give us the alley side and a note about parking when you book.

New to Lincoln?

The Covington House at 4201 Main Street, a log cabin and boarding school built from 1846 to 1848, stands inside the Lincoln neighborhood.

From 1910 to 1926 an electric trolley bound for Sifton and Orchards ran up Main Street to 26th Street, the street now called Fourth Plain Boulevard.

Lincoln Elementary and Discovery Middle School serve the neighborhood.

SR 500 was carried west to meet I-5 at the 39th Street interchange in 1984, which put Lincoln on the expressway's doorstep.

Lincoln's 1940s houses went up in the decade when Kaiser's shipyard swelled Vancouver from about 18,000 people to more than 80,000.

Questions from Lincoln homeowners

Which ZIPs and blocks of Lincoln do you serve?

All of Lincoln, which straddles the 98660 and 98663 ZIPs. That covers the streets west of Main from the Carter Park line up to the Covington House grounds and the NW 40th Street blocks, along with the 39th Street corridor. Shumway, east of Main, is covered on its own page, and to the north we carry on into Hazel Dell, an unincorporated part of Clark County.

Is it worth converting a single-car door in Lincoln from extension springs to torsion?

Often it is, when the garage has room above the opening for a shaft. A torsion setup stores the lift in one wound spring across the header, balances more precisely and keeps broken spring pieces on the shaft. If the headroom is too tight, we keep the extension springs, replace them as a pair and make sure safety cables run through both.

Why do garage door springs wear out on the 1940s houses in Lincoln?

Because each spring has a set cycle life, and the usual rating for a house door spring is about 10,000 cycles, each one an open and a close. A door raised and lowered a few times a day uses that up in years, not decades. Rust from a damp garage shortens it further, so on these older doors we check the coils, the cables and the bottom brackets together.

Can you fix a Lincoln garage door the same day I call?

In most cases, yes, when you call during posted hours. Lincoln sits between I-5 exits 1D, 2 and 3, so we reach it quickly from the freeway in either direction. A photo of the spring or cable sent with your text tells us which parts to load before we leave. Meanwhile, keep the opener unplugged, since pressing the button once a spring has snapped only strains the motor and trolley.

Can I widen the one-car opening on my Lincoln garage, and does that need a permit?

Yes, it can be done, and changing the size of the opening is a permit job. Inside city limits that means a City of Vancouver residential building permit, since a wider opening needs a new header. We handle the door and its springs, a framer handles the header, and our permits guide explains what the Permit Center will ask for.

What happens to a Lincoln garage door in an ice storm?

Freezing rain can glue the bottom seal to the slab, and an opener that pulls against it strains the door, the springs and its own gears. In February 2021, snow was followed by a glaze of ice across Clark County, and many thousands lost power. Free the seal gently before you run the door, or use the emergency release cord to lift it by hand once it is loose.

Does a Lincoln address near the Hazel Dell line fall under city or county permit rules?

An address inside Lincoln falls under the City of Vancouver, which issues both its building and electrical permits. Hazel Dell, just north, is unincorporated, so building work there is permitted by Clark County Community Development and electrical work by the state. If you are unsure which side of the line you are on, check the address with the city before planning to widen an opening or add an opener circuit.
