Houses and garage doors in Kelso

Kelso has one of the two oldest housing stocks we serve: the median home dates to 1963, nearly a quarter of homes predate 1940, and fewer than one in six were built from 2000 on.

The town grew between the Cowlitz and the Coweeman rivers after Scottish surveyor Peter Crawford platted it in 1884, and in 1908 it absorbed Catlin across the river, which became West Kelso. North Kelso, South Kelso and West Kelso hold the older blocks, and hillside areas such as Mt. Brynion and Aldercrest rise on the east side of town.

Doors of that age were often wood, hung before automatic openers were common and lifted by extension springs along the tracks with cables running over pulleys. Plenty of them received an opener decades later, on framing that has settled over the years, so the tracks drift out of plumb and the motor ends up lifting weight the tired springs no longer carry.

The garages in Kelso

Kelso's older garages tend to be single-door buildings, attached or set apart from the house, with wood or early steel doors. A little over half of homes are owner-occupied, and one in seven sits in a duplex, triplex or fourplex.

Water is the second story. The flats along the Cowlitz and the Coweeman hold damp that rusts hardware and swells wood, and parts of the city, Three Rivers Golf Course among them, were built up on ash dredged from the river after the 1980 eruption. Rot starts where the door and the jamb meet the slab, and a rotted jamb lets a track bracket pull its screws loose.

What wears out in Kelso

  • older wood doors and rot
  • flood plain or high water table
  • landslide-prone slopes
  • heavy rain and long wet season

Common repairs in Kelso

Kelso calls lean old: extension spring systems to replace or convert, open cables on pulleys, tracks that have drifted with the framing, and wood rotting along the bottom rail.

Extension to torsion spring conversion in Kelso

On an older door, a pair of tired extension springs and their pulleys can give way to torsion springs on a steel tube across the top of the opening, which lift more evenly and hold the stored energy in wound coils on one shaft instead of two stretched springs running along the ceiling. We check the headroom first, because some old garages have very little.

Cable replacement in Kelso

Extension systems run open cables over pulleys, and when a cable rusts or frays at a pulley, that corner of the door sags. We replace the cables, the worn pulleys and the safety cables together and square the door in its opening.

Track repair in Kelso

In framing that has settled, the tracks lean out of plumb and the rollers ride the edge of the channel until one pops out. We reset both tracks, replace bent pieces, and fasten the brackets into sound wood, adding blocking where the old jamb has softened.

Panel replacement in Kelso

A wood bottom section that has rotted at the slab can sometimes be replaced on its own, keeping a door that is otherwise sound. If the rot has climbed into the stiles, we price a new door beside the repair so the choice is clear.

Weather seal replacement in Kelso

River damp and blown rain soak the wood that is left. A new bottom seal and jamb seals keep water off it, so the repair lasts through the next wet season instead of starting to rot again. Fresh paint on any bare wood we expose does the rest.

Reaching Kelso

Kelso has three I-5 exits: 36 at SR 432 toward Longview, Kelso Drive and Talley Way, 39 at Allen Street, which is SR 4, and 40 at North Kelso Avenue.

Allen Street and Cowlitz Way cross the Cowlitz to West Kelso and on into Longview, while North and South Pacific Avenue, Grade Street, South Kelso Drive and West Main Street run through the older neighborhoods and Tam O'Shanter Way leads to the park on the Coweeman. Kelso sits near the far end of a long I-5 run from Clark County, so we often pair it with Longview calls.

New to Kelso?

Peter Crawford claimed land on the lower Cowlitz in 1847 and named the town after his home town of Kelso, Scotland.

The wooden Allen Street drawbridge collapsed on January 3, 1923, killing 17 people, still the deadliest bridge disaster in Washington history.

The Aldercrest-Banyon landslide in east Kelso began moving in 1998, was declared a federal disaster that October and eventually destroyed 129 houses.

West Kelso was home to the first skateboard park in the United States, opened in 1966.

Tam O'Shanter Park covers 38 acres on the Coweeman River and hosts the Hilander Festival, and Kelso has been an Amtrak stop from 1981 on, today at the Multimodal Center.

Questions from Kelso homeowners

Which Kelso neighborhoods and ZIP codes do you work in?

All of Kelso, in both 98626 and 98632. That includes North Kelso, South Kelso, West Kelso, Butler Acres, Mt. Brynion and Aldercrest, plus Lexington, which the census counts as its own place. When you call, name a cross street off Allen Street, Pacific Avenue or Grade Street, and warn us about a steep hillside drive or a garage tucked at the back of the lot.

How safe are the old extension springs on a Kelso garage door?

They are safe as long as a safety cable is threaded through each one. Extension springs were the usual lift on many older and lighter doors, and the danger is an old spring with no cable: when it breaks, it can whip across the garage. If yours have none, keep away from the tracks while the door moves and call us; we thread new cables through, replace the springs, or switch the door to a torsion setup.

Can a rotted wood garage door on an older Kelso house be saved?

Often, if the rot is limited to the bottom rail or one section. Wood that is soft only along the bottom edge can be cut back and sealed, and a damaged section can sometimes be rebuilt or replaced. Once rot reaches the stiles where the hinges and struts are fastened, the door cannot hold hardware safely, and a new door becomes the better spend. On our visit we point out which parts of the old door are still sound.

How soon after I call can you be at a Kelso garage?

On the day you call, in most cases, provided the call reaches us early. Kelso is near the north end of our I-5 route, so a morning call gives us room to fit the drive in, often alongside work in Longview. Meanwhile, if a spring has snapped, keep the door down and the opener unplugged, and send pictures of the springs and cables so we know what to bring.

Who handles permits for garage door and opener work in Kelso?

The city handles building permits, and Kelso requires them for most construction. Its exempt list does not mention garage doors, so we confirm a door replacement with the city before quoting. Electrical work is separate: the City of Kelso sells no electrical permits and does no electrical inspections, which come from Washington's Department of Labor and Industries instead. A plug-in opener on an existing outlet needs no new circuit.

Is the sales tax on a Kelso garage door repair different from Longview across the river?

Slightly, yes: in late 2026 Kelso's city rate sat just below Longview's. Each city sets its own local share, and the tax on materials and labor follows the address where the door hangs, so Lexington and other unincorporated places nearby take the Cowlitz County rate instead. Posted prices leave tax off, and the rates in force this quarter sit in our sales tax guide.

Why does the door in an old Kelso garage rub or bind on one side?

Usually because the building has moved and the track has moved with it. In older framing the jamb can settle or soften, pulling one vertical track out of plumb, and the rollers on that side start to scrape and bind. We reset the track, fasten its brackets into solid wood, and check that the door still balances, because a binding door hides weak springs.
